Buying a home can be a complex and stressful proposition at the best of times, however, add into the mix your employment status and matters can become even more convoluted. Some of the issues that may be encountered are:-

We are obliged to adhere to strict standards set by the FSA with regards to the way we conduct our business activities and maintain our records. Unless specifically stated, Warr & Co. will provide advice and a recommendation as to which mortgage is most suitable for your individual circumstances.

What can we do for you?

Free informal assessment and preparatory research – From this we can provide you with an initial idea of rates and terms based upon your individual circumstances. This will allow you to determine the feasibility of a prospective transaction, be it a purchase or remortgage.

Obtain an agreement or decision in principle – Often new build developers or estate agents require this to determine the solidity of your offer on a property and consequently your ability to progress further. The production of this can sometimes strengthen your position against competing purchasers. This can also be of particular benefit to first time buyers to instil confidence that they can take that first step on to the property ladder.

Explain the house buying process – Particularly for first time buyers, the process of buying your own home can be considered a daunting affair.  Together with your solicitor, we can advise and ‘hold your hand’ along each step of the way. Explain our ‘reasons why’ we have recommended a mortgage – We will do this by way of both a KFI and our own report, the former detailing the particulars of the mortgage and the latter why specifically it was recommended. We undertake to do this on all mortgage recommendations, thus providing you with complete clarity in the mortgage process.

Complete paperwork – The value of this is often under-estimated, particularly when you consider that lenders’ mortgage applications can often resemble an edition of War & Peace. In most cases, we can arrange a client meeting if required, thus assisting with the packaging of the application, which can often be crucial to it’s likely acceptance.

Offer you tried and trusted conveyancing facilities – A large proportion of our business comes by way of referrals from existing clients and also professional introducers.
